Geotechnical challenges
The redevelopment of Strijp-S Phase 4 consists of several building plots comprising multiple buildings. A three-level underground car park will be constructed beneath part of the development. Building A3, which consists of seven above-ground floors, will be constructed on top of the car park.
To facilitate this, an excavation pit approximately 10 metres deep must first be created. This presents several geotechnical challenges, including retaining the surrounding soil and controlling groundwater levels.

Within this project, SOCOTEC Netherlands acts as the geotechnical consultant on behalf of the developers. During the construction phase, SOCOTEC also provides surveying services on behalf of the main contractor. We work closely with several parties, each contributing their own area of expertise.
The structural design is being carried out by Zonneveld Ingenieurs B.V. (a Movares company), while SDK Vastgoed B.V. is responsible for the development of the project. Construction is being carried out by Stam + De Koning Bouw.
Specialist partners are also involved for specific aspects of the project. Hoffmann Groep is responsible for constructing the CSM walls for the excavation pit, while FUNDEX Funderingstechnieken Verstraeten BV is carrying out the foundation works. Through this collaboration, we are able to address geotechnical challenges collectively and ensure that investigation, design and construction are properly aligned.
Project development in progress
The car park beneath Building A3 has now been excavated to a depth of approximately 10 metres. This means that the geotechnical solutions previously developed in our 3D model in PLAXIS Geotechnical Analysis can now be seen taking shape on the construction site.
From the roof of the adjacent Microlab, the entire excavation pit can be clearly seen, while the Eindhoven skyline continues to develop in the background and the city increasingly accommodates complex construction projects.
SOCOTEC Netherlands has acted as geotechnical consultant on many of these developments, including Eurostaete, Lichthoven, Nieuw Bergen, the Bunkertoren and the Victoriatoren. The experience gained through these projects enables us to safeguard the safety and efficiency of urban construction projects.
This accumulated knowledge and practical experience also provide an important foundation for future developments in the city, such as District-E, VDMA, De Nieuwe Eindhoven and Emmasingelkwadrant Block B, where we can once again provide integrated solutions to complex geotechnical challenges.
